Rental Application

The following summarises the information we will require to complete your application. If you have any queries or concerns please speak with a member of our team.

Identification

To comply with the Immigration Act 2016 we are required to carry out an identification check. A range of documents can be used to complete this check, including a UK passport, EEA/Swiss national passport/identity card, UK immigration status document endorsed with unlimited leave, a certification of naturalisation or registration as a British citizen, and more.

Documentation

In addition to Right to Rent information, we will also require several other documents as proof of address, all of which must be dated within 30 days of your application. These may include:

  • Bank statement
  • Credit card statement
  • Utility bill
  • Council tax bill
  • Letter from a Government department

References & Credit Checks

As standard, credit checks are carried out on all applicants and guarantors. Please speak with our team if you have any county court judgements, bankruptcies or voluntary agreements before we submit your application so that we can discuss your options.

References will be requested from current or previous employers, an accountant if you are self-employed, along with a Landlord(s) relating to any previous tenancies.

Guarantor

If a Guarantor is required they will be required to submit an application and references/credit checks will be obtained. Guarantors require an annual gross income that is three times the annual rent to be covered.

Fees for Tenants

The following sets out a guide to Tenants Fees. Please note, we require one month’s rent in advance (minus the holding deposit) and a deposit that is usually equal to one month’s rent (this may differ according to property). Our deposits are registered with the Deposit Protection Scheme and prescribed information is given to tenants prior to the start date of the tenancy agreement:

Administration Fee – £180 inc VAT per applicant 
To prepare a Tenancy Agreement, obtain references and conduct credit checks on each tenant (payable for every applicant 18 years or older).

Guarantor Fee – £180 inc VAT per applicant
To prepare a Landlord Guarantee, obtain references and complete a credit check on the guarantor(s).

Company Let – £240 inc VAT
To prepare a Tenancy Agreement and obtain consents from company director(s). Whilst references or credit checks are not required for a company let, other checks do apply.

Holding Deposit – £200 
To remove the property from the market whilst an application is ongoing and references and credit checks are being obtained. This is a non-refundable fee and is deducted from the first month’s rent. Terms & conditions apply.

Late Payment Fee – £24 inc VAT
A late payment fee is charged for any overdue rental payments.

Tenancy Renewal Fee – £60 inc VAT
To renew a tenancy at the end of a fixed-term tenancy, a renewal fee applies for the administration to prepare a new Tenancy Agreement.

Amendment Fee – £120 inc VAT
For changes required to a Tenancy Agreement mid-term.
